Position Summary:
The University of Mobile is seeking a skilled and reliable Maintenance Supervisor to oversee the general maintenance and repair of campus buildings, facilities, and equipment. This position is responsible for managing the maintenance team, ensuring the safe operation of equipment, vehicles, and tools, and supervising the completion of various repair and maintenance tasks to maintain a safe, functional, and welcoming campus environment.
Key Duties and Responsibilities:
- Supervise maintenance staff in daily operations, including setting schedules, evaluating processes, and determining priorities.
- Hire, train, supervise, and evaluate assigned employees, while conducting regular staff meetings to communicate department goals and expectations.
- Oversee maintenance tasks such as carpentry, electrical work, plumbing, glazing, masonry, and painting, and consult with contractors to determine the scope of work needed.
- Evaluate the need to contract specialized services for more complex projects.
- Maintain detailed records of maintenance activities, including personnel actions, invoices, and purchasing transactions.
- Collaborate with the Director and other professionals to assess the maintenance needs of campus facilities.
- Ensure all staff receive proper safety training and conduct safety inspections to maintain a safe work environment.
- Take appropriate action to address identified hazards and eliminate risks.
- Perform basic carpentry tasks, including constructing and repairing structures like walls, doors, and furniture.
- Troubleshoot, repair, and adjust locks, hinges, and other related components.
- Change filters for heating, ventilation, and air conditioning (HVAC) systems as needed.
- Service and install appliances, kitchen equipment, and emergency systems, reporting any malfunctions and resolving issues.
- Move furniture and equipment and install cubicle partitions.
- Respond to alarm calls during and after regular work hours.
- Ensure all campus facilities are safe, functional, and in proper working order.
- Replace broken glass and door hardware, and arrange for repairs to windows, doors, and light fixtures.
- Perform basic electrical work, including installing and repairing wiring for switches, outlets, appliances, and lighting systems.
- Perform basic plumbing repairs, including fixing leaks, unclogging drains, and replacing parts.
- Conduct routine HVAC inspections, including weekends as necessary.
- Share on-call duties with the team as scheduled.
- Assist the Grounds and Housekeeping Departments as needed.
- Complete additional tasks as assigned.
Required Skills and Knowledge:
- Knowledge of maintenance methods, including carpentry, plumbing, electrical work, glass replacement, painting, masonry, and appliance repair.
- Familiarity with standard tools, techniques, and safety practices in building maintenance.
- Strong organizational and leadership skills, with the ability to supervise and manage staff effectively.
- Proficiency in reading blueprints and estimating project time and material needs.
- Ability to maintain accurate maintenance logs and records.
- Ability to operate maintenance equipment, including forklifts.
- Strong communication skills, with the ability to work effectively with staff, contractors, and other departments.
- Proficient use of standard computer software applications.
Physical Requirements:
- Ability to lift heavy objects (up to 50 pounds).
- Comfortable with climbing stairs, ladders, and scaffolding.
- Ability to stand, walk, bend, kneel, crouch, and crawl for extended periods.
- Ability to work outdoors in varying weather conditions and temperatures.
Minimum Qualifications:
- At least three years of general maintenance experience.
- Two years of experience in one or more building trades.
- One year of supervisory experience.
Required Education:
- High school diploma or equivalent.
Required Licenses/Certifications:
- Valid driver’s license.
